The Colony, TX Homes You’ll Love: 4 Neighborhoods Under $600K
Buying a home in DFW doesn’t mean you have to stretch beyond your budget. For a long time, Texas was the land of big houses “for a ⅓ of the cost”. Those days don’t quite exist anymore, but there are still incredible neighborhoods where you can find great homes, a strong sense of community, and easy-access to everything you need. All while staying under $600,000.
As your favorite local real estate sleuth, I’m digging into and breaking down a few of my favorite neighborhoods in North DFW. You’ll find price ranges, type of homes and a list of local must-trys I highly recommend.
Here’s 3 personal favorites that offer the best mix of affordability, charm, and convenience:
Chelsea Greens at The Tribute
This 1,600-acre award-winning, master-planned community is home to both The Tribute Golf Links and Old American Golf Club premier golf courses. This resort-inspired community also features 2 sparkling pools, a kid's splash park, a dog park, playgrounds and plenty of open green space. Outdoor fitness activities are a way of life here as well, with cushioned jogging trails, pickle ball courts, a canoe/kayak launch and hundreds of community events
Expect to Spend: $550-600k
Type of Home You’ll Find: Modern New Construction townhomes with open concept floor plans and private patios.
Close-by Favorites: The Thirsty Lion, Seven Doors, literally anything at Grandscape, Parry’s Pizza

Stewart Peninsula
As of 2025, Stewart Peninsula remains a sought-after neighborhood for homebuyers looking in the area. If you’re looking for a neighborhood that blends lakefront living with suburban charm, this is a solid contender. Another neighborhood nestled right next to Lake Lewisville!
Expect to Pay: $435-525k
Type of Home You’ll Find: 1990 traditional architecture with brick and stone exteriors. 3-5 bedrooms, ranging 1800-2700 sq ft. and move-in ready.
Close-by Favorites: Top Golf, Texas Roadhouse. Bubbas

Ridgepointe
This neighborhood has some of the best views in Denton County. With many streets having backyards that overlook the greenbelt, and even some of the lake, this neighborhood can be highly desired. You can get into this neighborhood at a reasonable price range though!
Expect to Spend: $475-600k
Type of Home You’ll Find: Traditional one and two-story single-family homes.

Brentwood Court
Buyers are starting to seriously consider Townhomes more and more. It’s a nice way to get into home ownership and into something that feels more “turnkey”. The problem we start to run into is when there’s an astronomical monthly HOA due. With a (currently) $225/monthly HOA, this is a great option!
Expect to Spend: $425-500k
Type of Home You’ll Find: Transitional-meets-asymmetrical new construction townhomes.
Close-by Favorites: Stonebriar, Legacy West, HEB, Hotel Indigo

Great question. The most important factor when buying a home is location.
Where do you work? Do you have a commute preference?
How do you spend your time on the weekends and in the evenings?
Is a tight-knit community feel a priority? Are you looking to raise your kids here?
These are the questions you need to know the answers to so when you start driving around and exploring, you’ll have the ability to stay on track with your priorities, and prevent overwhelm.
