Your Guide to Lakeside Village: Flower Mound's Lake Life, Reimagined

One thing that I don’t think most people realize is how large Flower Mound is. Depending where you are, there may be parts you never actually see.

If you’re taking 2499 down to hit the easy access to 121, 114 or 635, then you’ve probably seen the 16-story Lakeside Tower overlooking Lake Grapevine, as well as the different shops and restaurants inside Lakeside Village.

It’s one of the most walkable and luxurious areas outside of Legacy West in Plano or Uptown Dallas.

Here's the full breakdown. What to do, where to live, and what's still coming down the pipeline.

Why Lakeside Village Works

This isn't a neighborhood that got a boardwalk bolted on as an afterthought. The whole thing was designed around the lake from day one, back when the Stewart family first started assembling the land in 1973. Today it's homes, restaurants, shops, offices, hotels, and trails all built to actually walk between, instead of driving from parking lot to parking lot like most of DFW.

And the location genuinely can't be beat. You're about 10 minutes from DFW Airport, tucked right on Lake Grapevine, with easy access to the rest of the Metroplex whenever you need it.

It’s also not even close to being finished.

What to Do

You could spend an entire weekend here and not leave.

  • Catch a movie at Moviehouse & Eatery, the dine-in theater with reserved recliners, a full bar, and made-from-scratch food. This is not your standard movie theater popcorn situation.

  • Grab dinner and drinks along the boardwalk. Between 1845 Taste Texas, The Tavern, Clink Wine Bar, and Del Campo Empanadas, there's something for every kind of night out. Nine of the eleven restaurants in the district have a full bar scene, so happy hour is basically a lifestyle here.

  • Coffee or dessert run at Epic Gelato & Craft Coffee, Lakeside Donuts, or AshJenn Desserts. All walkable, all worth it.

  • Hit the Northshore Trail, which runs over 21 miles along the lake. Whether you want a quick walk or a full morning run, it's right there.

  • Stock up at Lakeside Urban Grocery if you're local and just need to grab something on your way home.

Where to Live: The New Construction Options

Lots of options, depending on what kind of living you prefer.

  • The Villas at Lakeside by Homebound — a new collection of Mediterranean-inspired custom homes starting at $1.8M. Homebound builds using an online, tech-driven process with real-time pricing as you customize, which makes building a custom home feel a lot less like a black box.

  • Custom Mediterranean Villa homes in Lakeside Village's final phase, 52 single-family villas starting around $2M, just a short walk from the water and Northshore Trail.

  • High-rise living, if a lock-and-leave lifestyle is more your speed. Lakeside Tower is the existing 15-story condo building, and Thirty-One Eleven Sunset is a newer high-rise option overlooking the lake. There are also 207 additional high-rise rental units and condos planned above the district's hotel.

You have single-family, townhome and condo options here, and they all feel luxurious.

What's Coming Down the Line

  • Lakeside East, just down the street, got approved by the Town of Flower Mound and will bring a hotel, office space, upscale retail, and townhomes to the area.

  • A lake-view dining district is planned for the south end of Lakeside Village, with five to six restaurants overlooking the full length of the lake. A dedicated underground parking garage was already built to support it.

  • The overall Lakeside DFW build-out is expected to wrap by around 2030, so there's still runway left for values here to keep climbing as the final pieces come online.

Bottom Line

Lakeside Village is one of the few places in DFW where you genuinely get it all. Lake views, a walkable town center, delicious and unique restaurants, and stunning homes that fit your lifestyle.
