A New Kind of Neighborhood Just Landed in Frisco: Meet Tapestry

 

Frisco doesn't really do "slow." New restaurants, new schools, new everything, all the time. But every once in a while, something comes along that isn't just new, it's actually different. That's Tapestry.

If you haven't heard of it yet, you will. It's tucked on Independence Parkway between Rolater and Main, and it's not your typical Frisco new build. Here's what makes it worth your attention, especially if you're house hunting right now.

Who's Behind It

Tapestry is the first U.S. community from Total Environment, a design and construction firm out of Bangalore, India that's been building homes since 1996. They've completed over 1,900 homes worldwide, and this is their first swing at the American market. They looked at sites all over, including San Francisco, and landed on Frisco instead. Makes sense. Frisco's population has nearly doubled since 2010, and there's still land here to actually build something intentional instead of cramming houses onto a lot.

The whole community sits on about 55 acres with Rowlett Creek running through it, plus a few more creeks, ponds, and roughly 600 mature native trees that they built around instead of bulldozing. That's rare. Most builders clear a site first and landscape later. Total Environment did it backwards, in the best way.

What Makes These Homes Different

Here's what you're getting that you won't find at your average Frisco new build:

  • Green roofs on every home. Not a metaphor, an actual living roof with native Texas grasses. It regulates temperature, improves air quality, and cuts down on stormwater runoff.

  • Geothermal heating and cooling, paired with solar. Genuinely built for efficiency, not just marketed that way.

  • Hand-laid brick, natural marble, and real wood detailing. Materials meant to age well instead of looking "new" for two years and then dated by an expired trend. The goal is to continue getting better with age. 

  • Courtyards and terrace gardens treated like actual rooms, planned with the same care as the kitchen or primary suite. Big glass walls blur the line between inside and outside, which creates such a dreamy environment.

  • A dedicated home care division that stays involved after you move in. Total Environment isn't disappearing the second you close.
